Reporting to the Regional Property Manager, the Property Manager ensures all phases of the property operate smoothly and efficiently, by planning and implementing appropriate procedures, and by directing tasks to other property staff.
Please note - Living onsite is a requirement. The 12 hours per week is to cover the housing cost only.
Duties Contribute to the development and publication of advertisements Assist with monitoring the market area for patterns & trends affecting rent & occupancy Participate in weekly marketing meetings at site Monitoring of the property’s physical condition Compile and monitor maintenance logs Assist with the coordination of ongoing preventive maintenance service for 1/6th of apartments monthly Assist with the ordering of equipment and supplies inventories Coordinate vendors (landscapers, turnover services, technicians) Oversee scheduling of services: turnover, maintenance, seasonal duties Provide effective resident relations Assist with the processing of Accounts Receivable & Payables, and move-out settlements via site-based Yardi software Administer property in accordance with management agent’s policies & state law Maintain clear and complete business records Assist with the preparation of timely reports Assist management with affordable housing compliance: certifications & recertifications Assist management with maintaining clear and complete manager log Assist with providing directions, oversight and quality control-related monitoring for maintenance staff Help develop, implement and monitor incentive compensation programs
